First United Methodist Church of Roanoke Rapids, North Carolina, hereinafter sometimes referred to as “FUMC,” has been the flagship of the Methodist Church in the Roanoke Valley for over a century. Like all entities and communities, it has experienced transition. The church is not closing but it is seeking to relocate. In accordance with the Book of Discipline, FUMC was authorized to explore the disposition of its buildings and land, hereinafter sometimes referred to as the “Real Property,” more particularly described as follows:
Tract One, 100 feet x 140 feet on the west side of Roanoke Avenue (PIN 0909191 portion), as evidenced by the deed dated September 25, 1918, recorded in Book 289, Page 464;
Tract Two, 120 feet x 140 feet on the west side of Roanoke Avenue (PIN 0909191 portion), as evidenced by the deed dated February 19, 1952, recorded in Book 595, Page 295;
Tract Three, 60 feet x 140 feet on the east side of Jackson Street (PIN 0907595), as evidenced by the deed dated December 27, 1996, recorded in Book 1692, Page 230; and
Tract Four, 90 feet x 140 feet on the east side of Jackson Street (PIN 0909172), as evidenced by the deed dated April 14, 1928, recorded in Book 394, Page 171.
The sanctuary, chapel, and education building are connected and are situated on Tracts One and Two above. There are 8 parking spaces adjacent to the Education Building with a ramp that allows handicap access to the building and also access to the elevator. The sanctuary contains 7,832 square feet, and the education building contains 17,121 square feet. The Sanctuary with choir loft has a seating capacity of at least 480. The chapel has a seating capacity of at least 58. Also located on the first floor are the church office, pastor’s study, parlor, library, hospitality room, and five (5) classrooms with adequate toilet facilities.
On the second floor are 10 classrooms with adequate toilet facilities. On the ground floor is the fellowship hall, approximately 50 feet x 50 feet, an adjoining full service kitchen, and the music/choir room. There is also a large classroom capable of being divided into two separate classrooms located under the sanctuary.
Tracts Three and Four are two (2) paved, off-street parking lots (42 parking spaces) and a brick and wrought iron enclosed playground.
FUMC will accept sealed bids for its Real Property until 2:00 p.m., Thursday, September 15, 2022, at the office of First United Methodist Church located at 339 Roanoke Avenue, Roanoke Rapids, NC 27870. At 2:15 p.m. on Thursday, September 15, 2022, all bids received shall be opened in public in the Fellowship Hall of FUMC, and the amount of each bid announced and recorded. The record of bids shall be reported to the FUMC Church Council at its meeting scheduled for Thursday, September 15, 2022, at 6:30 p.m..
The Church Council will determine the highest responsible bidder for the Real Property and will award the bid, subject to acceptance and approval of the Church Conference, Heritage District Board of Location and Buildings, and a Special Church Conference conducted by the District Superintendent of the Heritage District.
Each bid must be accompanied by a bid deposit of five percent (5%) of the amount of the bid submitted. A bid deposit must be in the form of a cashier’s check, payable to First United Methodist Church and identified as “BID DEPOSIT.” The deposit of the bidder to whom the award is made will be held and applied toward the purchase price at closing. If the bidder refuses to close on his purchase upon the tendering of the deed of conveyance, the deposit will be forfeited to FUMC. The deposits of other bidders will be returned at the time FUMC awards the Real Property to the highest responsible bidder.
All bids must be delivered to First United Methodist Church, 339 Roanoke Avenue, Roanoke Rapids, NC 27870. The envelope enclosing the bid, including the price and any terms of the bid, must be inside a sealed envelope. Each envelope must identify clearly on the outside of the envelope, “BID ENCLOSED.” This is to insure that no bids will be opened until 2:15 p.m., Thursday, September 15, 2022.
FUMC reserves the right to withdraw the Real Property from sale at any time and the right to reject any and all bids.
